Terms of booking and cancelling a cottage, apartment, or room at Koli Freetime Oy Ltd

To make your holiday a success all round, please get acquainted with the following terms of booking and cancelling.
BOOKING AND PAYING
The booking is binding from the moment it is made.
With room and apartment accommodation, the whole price is to be paid on arrival. For means of payment, we accept cash, a bank card, and the most common credit cards.
When booking a cottage, you pay 30 % of the total rent as a reservation fee within 4 days from making the booking. The remaining 70 % is to be paid 30 days before arrival. If you make the booking less than 30 days before arrival, the total rent is to be paid right away.
On special weekends, holidays and events, exceptional terms of payment apply. At those times,
a reservation fee may also be charged for room and apartment accommodation.
NUMBER OF PERSONS
The number of people using the accommodation must not exceed the number of beds that is indicated in the description of the accommodation or the number of people agreed on when the booking was made.
Camping in a caravan, camper van, or tent in the yard of a rented accommodation is forbidden unless specifically permitted by the management.
Silence is observed in the area from 10:00 pm till 7:00 am.
GETTING THE KEY
You will get the keys to your holiday accommodation at 4 pm on your arrival day. The reception is open till 8:00 pm.
Please let us know your estimated arrival time on the day before arrival at the latest.
If you arrive later than 8:00 pm, you will get the keys by calling number +358 10 322 3040. Late arrivals must always be agreed in advance.
You can use your accommodation from 4:00 pm on your day of arrival till 12:00 noon on your day of departure.
The cleaning of your holiday accommodation during the stay will be your responsibility.
Main building rooms: the room price includes bed linen, towels, and final cleaning.
Other accommodation (economy rooms, apartments, and cottages): you may either bring your own bed linen and towels or book them in advance or on arrival. The rent for bed linen + towel is 13 €.
The final cleaning when you leave will also be your responsibility. You will get cleaning instructions when you pick up the key at the reception. You can order a final cleaning at extra cost either in advance or on arrival. The cost is 25 € – 70 €, depending on the accommodation.
Smoking indoors is forbidden all round.
You will have to pay the expenses of cleaning your accommodation if –
you have left it uncleaned, or
you have cleaned it inadequately, or
you have been smoking indoors.
If you are bringing a pet, you need to inform us about it when you make the booking.
For pets, we will charge you an extra cleaning fee of 10 € / pet.
The Main Building rooms are suitable for allergic people, and therefore pets are not allowed there.
COMPENSATION FOR DAMAGES AND LOST PROPERTY
The person who has made the booking will be responsible for the accommodation and the movables in it during the rental period.
The customer is obliged to pay for any damage caused to the accommodation and the movables in it intentionally or unintentionally.
If keys or locks of the accommodation are lost or damaged, that must be reported to the management immediately. The costs of having new keys made and new locks installed will be the customer’s responsibility.
Property left in the accommodation will be stored for 14 days. On request, the property will be forwarded cash-on-delivery, so that the customer pays the forwarding costs plus a handling fee of 10 euro.
CANCELLING A BOOKING
If a customer needs to cancel their booking, they must notify Koli Freetime Oy about it by e-mail or phone without delay. Failure to pay the booking fee or the total rent does not cancel the booking.
Bookings made via Booking.com must be cancelled via Booking.com.
Changes in the weather, the number of open downhill slopes or ski trails, or other such circumstances do not change the terms of cancelling in any way.
Cottages: If a customer cancels a booking at least 30 days before arrival, the booking fee is returned to the customer except for 20 euro, which are retained for office expenses.
If the booking is cancelled or changed later than that or if the customer fails to show up, the whole price of the booking will be charged.
Rooms and apartments: The customer can cancel their booking free of charge if the cancelling is done by 12:00 noon on the day before arrival. If the booking is cancelled later than that, the price of the first night in the accommodation will be charged.
On special weekends, holidays and events, exceptional terms of cancelling apply to rooms and apartments, so that a free cancellation must be made 30 days before arrival at the latest. Customers are always informed on these exceptional terms when they are making a booking.
In cases of cancellation because of illness, the whole sum paid except for 20 euro for office expenses will be returned if the customer presents a medical certificate. We recommend always taking a travel insurance.
If a customer changes the accommodation or the time of the holiday, that will be regarded as cancelling the earlier booking and making a new one. If we manage to rent the cancelled accommodation to another customer, we will return as much of the rent as we get from the new customer.
THE RIGHT OF THE OWNER TO CANCEL OR MOVE A BOOKING
In the case of a force majeure, the owner of the resort can lawfully cancel a booking agreement. In such a case the customer has the right to get back all the payments they have made. The owner may also propose a postponement of the customer’s booking to another time.
If the stay has to be cut short because of the customer’s disorderly conduct, no payments will be returned.
If the customer cuts their stay short and leaves the resort before the end of the rental period, they will have no right to any return of rent.
